THE AIREE GENERATIONAL HOUSING 360 PROGRAM
At AIREE, we understand the importance of homeownership in achieving the "American Dream" and building a lasting legacy for future generations. The ability to own a home, land, or commercial property is often out of reach for many hardworking individuals, families, and small businesses due to the lack of access to resources or capital. Through the AIREE Generational Housing 360 Program, we are committed to changing the scope of housing by focusing on education, building a positive mindset around ownership, and identifying key elements that matter most when it comes to securing and maintaining real estate.
The program emphasizes homeownership as a path toward financial stability and generational wealth. It addresses the critical role that real estate plays in supporting families and creating job opportunities within the communities, helping individuals pass down both homes and businesses as valuable assets to future generations.
The AIREE Generational Housing 360 Program

First-Time Homebuyer Program: Helping first-time buyers navigate the homeownership process with resources, financial literacy, and access to down payment assistance.
-
Down Payment Assistance Options (DPA): Providing a variety of options, including forgivable loans, low-interest second mortgages, and deferred payment plans.
-
Developing Multigenerational Housing: Building and investing in properties that can accommodate multiple generations under one roof.
First-Time Homebuyer Eligibility
The AIREE Generational Housing 360 Program offers down payment assistance to first-time homebuyers, defined by HUD as individuals who:
-
Have not owned a home in the past three years.
-
Are single parents who previously owned a home with their former spouse.
-
Are displaced homemakers who only owned a home with their spouse.
-
Have owned a home that was not affixed to a permanent foundation, such as a mobile home.
Down Payment Assistance Options (DPA)
-
Forgivable Second Mortgage (Zero Interest): This no-interest loan is forgivable if the homeowner lives in the home for a specified period.
-
Deferred-Payment Mortgage (Zero Interest): No payments are required until the home is sold, refinanced, or the mortgage is paid off.
-
Low-Interest Second Mortgage: These loans help cover down payments, providing manageable monthly payments alongside the primary mortgage.
Multigenerational Housing
The AIREE Generational Housing 360 Program supports the growing trend of multigenerational living, where two or more adult generations reside together. Since COVID-19, over 64 million Americans have adopted this living arrangement, benefiting from shared caregiving responsibilities, stronger family ties, and economic sustainability. Multigenerational homes offer a flexible solution to rising housing costs, allowing families to pool resources and maintain financial stability.
Advantages of Multigenerational Housing
-
Attainable Housing: By combining resources, families can more easily qualify for mortgage loans, making homeownership attainable.
-
Increased Home Ownership: Shared financial responsibility enables more individuals and families to become homeowners.
-
Generational Wealth: By placing multiple owners on the deed, families protect their generational wealth, ensuring future inheritance of property.
-
Addressing Housing Shortages: Renting multigenerational homes offers families the opportunity to learn home maintenance as they work toward purchasing a home of their own.
